IT’S GREENER IN THE GROVE…

A lot of places claim to be green, but what does that mean? At Locust Grove we’re serious about energy efficiency, cutting edge technology and harnessing the energy from the past.

EMBODIED ENERGY: RECYCLING A BUILDING

The rehabilitation of an existing building is the ultimate act of recycling. Unlike new construction which requires a significant amount of energy and resources, repurposing an existing building allows much of the structure to be reused. The steel-reinforced concrete floors, exterior brick, windows, historic casework, and other building components that have been reused are all part of the building’s embodied energy. The energy used to construct Locust Grove in 1952 is saved through its rehabilitation, providing the green foundation.

ENERGY ROCKSTAR

Locust Grove is designed for comfort and efficiency. The building’s Energy Star appliances, cutting edge VRF heating and cooling system, and solid steel and concrete construction create a tight building envelope with supremely efficient systems. Each resident will have a smaller carbon footprint and more money left over each month for more exciting things than a power bill.

CUTTING EDGE VRF TECHNOLOGY

Variable Refrigerant Flow (VRF) is a system used to provide sustainable energy benefits by minimizing the efficiency loss found in conventional HVAC systems. While the system is being widely installed throughout Europe, the installation of the VRF system at Locust Grove is the one of the first installations in the region. It is the first large-scale, multifamily installation in Charlottesville. The VRF system, manufactured by LG, provides an average seasonal

energy efficiency ratio (SEER) rating of 18.75. This is far more energy efficient than the building code requirements of 13 SEER.

The VRF system at Locust Grove uses two large air pumps on the roof to heat and cool the entire building. We cover the cost to run these air pumps, so that tenant only pays for the energy needed to run the air handler inside their apartment. This ends up being a fraction of the cost of traditional heating and cooling systems.
